Roof maintenance program
We inspect your commercial roof on a schedule, fix the small things before they turn into leaks, and give you a written report with photos after every visit.
Why it matters
Your manufacturer warranty is between you and the manufacturer, and it puts the upkeep on the owner. Johns Manville's specifications call for scheduled annual inspections and records of all maintenance for the life of the warranty. JM's guarantee and GAF both recommend checking twice a year, spring and fall, and after hail, heavy rain or high wind.
Leaks caused by lack of upkeep are usually not covered. On a JM roof, a leak has to be reported within 30 days of finding it.

Every visit
- Walk the whole roof: field, edges, coping, pipes, curbs and units
- Check the seams at every curb and pipe
- Clear drains, scuppers and gutters and remove debris
- Photograph every finding, including damage from other trades
The report
Condition by roof section, each finding marked fix now, fix soon or watch, with a photo, and the date of your next visit. Keep it with your warranty papers.
Plans
Basic
One visit a year. Inspection, photo report, drains and debris cleared, and a dated record for your warranty file.
Standard
Everything in Basic, plus small repairs done on the visit: sealant, small patches and pipe boot reseals.
Premium
Two visits a year, spring and fall, plus the small repairs.
Price
Set by the size of the roof. We look at the roof first and give you a written price. Repairs beyond the plan are quoted in writing before any work is done.
